Tenant Find Service
For Landlords who are happy to look after the administration of rent, repairs and maintenance, we offer:
- Rental Valuation Visit and Report (this service is offered free of charge and without further obligation).
- Marketing of the property
- Accompanied viewings
- Identifying suitable tenants
- Credit Referencing & Identification checks.
- Preparing Tenancy Agreements
- Collection of first month’s rent and security deposit
- Inventory and any certificates required (Energy Performance, Gas Safety, Electrical, etc...) can be arranged at additional cost.
Our tenant find service has a fixed fee of £250, this includes all administration, legal paperwork and AST agreement, the only extra you may wish to consider is an inventory and schedule of condition.
Full Management Service
This service is suited to Landlords who are looking for a full all-inclusive service. We will be the main port of call for your Tenant and arrange for any repairs and maintenance as necessary. You will be kept fully informed by us and any repair or maintenance required will not go ahead without your approval, this service covers:
- Rental Valuation Visit and Report (this service is offered free of charge and without further obligation).
- Marketing of the Property.
- Accompanied Viewings.
- Tenant Applications, including Credit Referencing & I.D. Checks.
- Preparing Tenancy Agreements.
- Inventory & Schedule of Condition, including photographic & HD DVD records.
- Liaison with utilities suppliers and local council at start and end of tenancy.
- Inspections as necessary (usually quarterly).
- Arranging necessary repairs and maintenance. Liaise with tenant and contractors for access and to ensure minimum disruption.
- Check in, including collection of a deposit (equivalent of one and a half months rent) plus one months’ rent in advance.
- Collection of rent and credit monthly rental payments into the Landlords nominated bank account.
- Check out Tenants at the end of the tenancy.
- Process necessary deductions as per check report from deposit and notifying outgoing tenants of deductions.
- Arrange repairs and liaise with contractors and arrange access to property
- Deal with all communication and correspondence with the tenant, including any Tenancy Agreement disputes
- Handling of serving Notices as required
For Properties with a rental value up to and including £750 there is a fixed fee of £50 pcm
For Properties with a rental value between £750 - £1500 there is a fixed fee of £75 pcm
For Properties with a rental value of £1500 + there is a fixed fee of £125 pcm
An initial set up fee of £195 which includes a professional inventory is payable on all managed agreements.

Inventory for Tenant find only (not compulsory) £100
Management re let fee £100 (finding a new tenant for an existing managed property)
Tenant application fees £75 for one, £100 for 2, £50 per additional thereafter.
Please note there is currently no VAT added to any of our fees.
